Canada Fee Cuts Could Unlock Supply

As someone who works closely with families and first-time buyers navigating Canada’s challenging real estate market, I pay close attention to factors that directly impact home affordability. Development fees are a big one—they can significantly increase the cost of new homes. A recent study from our national housing agency shows that reducing these fees could make around 14% more residential projects viable across Canada. In high-demand cities like Toronto and Vancouver, the impact is even greater: cutting development charges could boost viable projects by about 10%. That could mean Toronto alone might be able to supply half of its stated housing needs. For context, Calgary’s fees range from about $4,000 on a one-bedroom high-rise to $9,000 for a detached home—much lower than Vancouver’s $20,000 to $33,000 for similar homes. Of course, these fees do fund essentials like roads, sewers, and administration, so it’s about finding the right balance, not eliminating them entirely. For families in particular, lower fees on larger homes could help make new builds more competitive, especially when new units often cost more than comparable resales. My commitment is always to help my clients navigate these changes and find the best path to their dream home, with their interests at the heart of every decision.
